Today I returned to complete Rec work of cutting out the evaporator coil cleaning it and then reinstalling it this included a new filter dryer at the outdoor and I verified refrigerant levels before leaving unit was operating with a 10° super heat and 10° sub cool thank you for choosing comfort experts!
For this job I performed a evaluation. The system had a dead capacitor and after changing it the fan motor would not turn on. Gave an estimate of a fan motor replacement and spoke to homeowners about potential further issues. I gave the homeowner to option between trying to work on a older system or investing in a new one. Homeowners opted to have a comfort advisor come and give them a estimate for a new system. Comfort advisor is scheduled for Sunday 6/22/25 between 10 and 12.
Showed up for an evaluation the first thing I checked was the filter they said it was replaced the day prior but it was filthy and folded so I took a picture of the evaporator coil and found it severely restricted due to animal hair presented the homeowner with options of cleaning in place and cutting out the coil and cleaning it and then reinstalling the coil the homeowner needs a day to think about which way she would like to go and then she will call us back to schedule whichever decision she makes
For this job I performed a super tune-up. Everything refrigerant wise and electrical wise was within spec limits. Recommended pan strip if homeowners were not already treating monthly with vinegar or bleach. Homeowners have been consistently trading drain lines. On arrival system was running and not cooling. I found the dual run capicator swolen and non functional. Replaced and tested, condenser was on the line of overamping on start up. Added start kit with customers permission. System cooling as I left, flushed drain line with water and bleach, system producing 18 degrees cooling.
On arrival drain line was clogged. Both drain lines tied together. Cleared drain line for free since we installed one of the two systems in march. Let Elton hear vaccum pulling through both lines to each air handler. Rewired all four drain switches as none of them were operating as intended.
During this visit I looked at both system heating and cooling sides. Both system still test in tolerance. The blower motor have some build up and could use a blower cleaning. The evap coil could also use some uv to tackle the biogrowth in the sytem. Besides this the system td is 20 both system are clean and ready for cooling.
Showed up for a water heater evaluation upon inspection there was corrosion on both the in and the out water lines homeowner has not flushed in many years not recommended to start flushing now talked about replacement options she thinks she's going to sell the house very soon and as is if she changes her mind we have left her options in an estimate she does not have an email so if she ends up needing our services she'll just have to call us back

For this super tune-up I inspected the customer's air handler and condenser. The system is over 9 years old and has some components like the contactor that need to be replaced. The compressor is overamping by 11 amps on startup so a start kit is necessary. Additionally she has no water safety on her drain line and I highly recommend she have that installed. Customer will think about recommendations and give us a call if she wants to move forward with repairs. Jerred is scheduled to come out Friday 18 April to look at the customers water heater, the nipples for the water supply are extremely corroded and rusted.
