For this job I performed a super tune up. I replaced a dual run capacitor, and reccomended redesigning drain line and adding a drain switch for code purposes. Homeowner declined float switch and drain repair at the moment but will consider it in the future. All cooling and heating components were working within normal limits, thank you for choosing comfort experts, have a great day!
Responded for evaluation. Found the contactor with burned wires. Replaced the contactor and tested operation—heat turns on and off correctly and the system is operating at this time
On this job I looked at 3 systems in heating and cooling. I found some things wrong. Concerns control board and damper Thermostat Biogrowth in 2 of 3 systems High in rush amps. Other then this the system test in tolerance. Super heat 24 Subcool 5.8 TD is 20 These are not replacement systems.

Today I performed a membership plumbing inspection checked everything throughout the house and talked over different options with the homeowner he is getting ready to sell the home and would like to go ahead and take some of the recommendations we will set this up for Rec work to be scheduled next Thursday first call and possibly only call
Came to house for electrical inspection and ended up talking to customer about smoke detectors beeping in house but customer is obvious of the issue and just stated that they have been in the middle of the process of pulling them down and putting new batteries in them but talk to her about swapping them all out to new ones if it persist and keeps happening and also talked about a surge protector on the panel they had one on their AC unit and we were just out here and put a disconnect on there water heater and that looks really good but talked about the surge protector but customer couldn't do that right now

On this visit I looked at heating and cooling. I'm happy to report the system test in tolerance on both sides. I did find a burnt out UV germ light bulb. The system could use a duct cleaning as well. The td 20°.
For this job we performed a super tune-up. All mechanical and refrigerant portions of the unit were working within normal limits. There was dust buildup in the plenums and also mild dust on the blower. I spoke about benefits of having duct cleanings done periodically. Homeowners water heater was 13 years old, I reccomended a flush/clean by a plumber if it is not being done regularly. Homeowner declined scheduling any work but requested the report to be emailed. 7/30/25 For this job I performed an evaluation that was scheduled as a tune up the Delta was only an 8 and the I discovered the system was low on refrigerant. I performed a leak search and found a leak on a weld onthe suction line in the attic. Done for now. Need another tech scheduled to weld the leak shut and possibly add more refrigerant if it is low again. Warranty pnl confirmed.
